For office users, Tim explains that AI can help evaluate workforce distribution, commute patterns, available talent, market trends, occupancy costs, and accessibility to transportation and freeways. For corporate clients, the analysis goes further: helping evaluate how a location supports broader corporate strategy, multi-market site selection, real estate footprint decisions, and long-term growth.
Tim also addresses an important limitation: AI is only as useful as the information behind it. As he notes in the article, AI hallucinations are real, which is why human judgment, reliable data, and market expertise remain essential.
The Ivy Group is also exploring a private large language model trained on its own case studies, closed transactions, articles, videos, podcasts, and other proprietary knowledge to produce faster, more precise and customized insights. More than 10 years ago, Tim personally developed his own software data management tool, to manage transactions in real time, provide pro forma reports, and track pipeline, projects, contacts.
Looking ahead, Tim sees AI becoming an increasingly important research and productivity partner for CRE professionals. He is already using it to help refine Offering Memoranda, prepare market summaries and listing descriptions, develop property video scripts and timelines, and create more targeted pitches for properties.
Tim’s larger point is clear: Even though AI can strengthen analysis and efficiency, what remains fundamentally human and not replaceable by AI is trust, empathy, judgment, and accountability.
