For an international company entering Silicon Valley, finding the right commercial real estate involves many factors beyond the building itself: site selection includes choosing the right city, the exact type of property befitting a company’s particular needs, lease structure, regional economics, infrastructure, and landlord relationship.
That was the challenge for two international manufacturers: CenterVue, Inc., is an Italian medical-device company, and Xxentria Technology Materials Company, Ltd, a Taiwan-headquartered manufacturer of metal composite materials.
The companies entered the Bay Area at different times and needed different types of space. CenterVue required a combination of office and warehouse space to support sales, service, maintenance, and repair of sophisticated eye-diagnostic equipment. Xxentria primarily needed office space to support accounting, sales, customer service, and its growing presence on the West Coast.
Both ultimately chose Fremont, California.
And both cases illustrate an increasingly important lesson for companies making commercial real estate decisions in the AI era: AI and technology can analyze information. Technology cannot replace local transaction experience, confidential market knowledge, established relationships, or judgment earned from negotiating real leases with real landlords.

The Ivy Group was introduced to CenterVue’s CFO through a mutual relationship. CenterVue, Inc., was an Italian manufacturer of advanced ophthalmic diagnostic equipment used by hospitals, optometrists, clinical researchers, and other eye-care professionals.
Its technology included systems used to evaluate conditions such as glaucoma, diabetic retinopathy, and macular degeneration.
Its Fremont location needed to support sales and administrative personnel, equipment storage, maintenance and repair, shipping and receiving, and technical support for sophisticated diagnostic machines.
CenterVue needed flex space that combined office and warehouse functionality to support its operational requirements.

The company already understood that Fremont could potentially work. The bigger challenge was finding a property that actually matched its operational requirements, transportation convenience, and occupancy costs.
The warehouse component had to accommodate equipment movement and service operations. The company needed appropriate access and power for maintaining and repairing its machines. The office portion had to adequately support the sales and administrative team without paying for unnecessary space.
Transportation and commute convenience for staff was another consideration in choosing Fremont: Many employees lived in the East Bay, and one of the company’s key executives lived in Fremont. Accessibility from the region’s transportation network was important in site selection.
Another factor was keeping occupancy costs below comparable Peninsula locations.
Fremont offered CenterVue a combination that was difficult to replicate elsewhere.
The location provided access to employees throughout the East Bay and South Bay while maintaining proximity to the broader Silicon Valley technology and engineering ecosystem.
Its connections to I-880, I-680, Highway 237, and public transportation made Fremont accessible from multiple directions.
Because CenterVue combined hardware, engineering, distribution, customer service, and technical operations, a flex building within Fremont’s industrial inventory suited the physical realities of its business.
Fremont offered the exact type of commercial building inventory CenterVue needed.
To find the most operationally appropriate space, The Ivy Group evaluated how each property would function for the company’s people, equipment, repair activities, and logistics.
The analysis included the office-to-warehouse ratio, access for equipment and deliveries, power availability, building configuration, location and employee accessibility, rent and operating costs, zoning compatibility, and future expansion potential.
The Ivy Group helped CenterVue secure approximately 3,056 square feet of flex space on Osgood Road in Fremont under an initial three-year lease in November 2014. That transaction began a client relationship that has now continued for 12 years.
As CenterVue continued to grow, the company became part of a larger global eye-care organization through its combination with iCare. Its operational requirements changed, its original CFO moved on, and new decision-makers became involved.
When the company eventually outgrew its first Fremont location, it returned to The Ivy Group.
The Ivy Group earned repeat engagement through trust, expertise, and experience. Even though the executives had changed, the organization had evolved, the space requirement was different, CenterVue again trusted The Ivy Group to address their real estate needs.
This time, we helped the organization lease a new Fremont facility of approximately 3,300 square feet with more modern amenities.
We also assisted with the transition of the lease to the newly merged company, reviewed the organization’s financial position from the landlord’s perspective, evaluated current market rents, and negotiated a longer-term lease structure with renewal capabilities.
The transaction reflected a real estate strategy that evolved with the company.
