CenterVue, an Italian manufacturer of advanced ophthalmic diagnostic equipment, needed a facility that could support multiple functions under one roof. The company required space for sales and administration, equipment storage, maintenance and repair, shipping and receiving, and technical support.

That made the assignment more complex than simply finding an office or warehouse.

The Ivy Group evaluated potential flex properties based on how CenterVue actually operated. We reviewed the office-to-warehouse ratio, equipment access, electrical power, building configuration, zoning, rent, operating expenses, employee accessibility, transportation, and potential for future expansion.

Understanding the local market was especially important when comparing Fremont with more expensive Peninsula locations. The goal was to identify a facility that balanced operational requirements with long-term occupancy costs while keeping the company well positioned within Silicon Valley.

In November 2014, The Ivy Group helped CenterVue lease flex space in Fremont. That initial transaction became the foundation of a client relationship that has continued for 12 years.

When the Company Changed, the Real Estate Strategy Had to Change

As CenterVue expanded and later merged with a larger global eye-care organization, its original location no longer met the company’s needs.

The new executive team wanted a more modern facility that could better support the organization’s next stage of growth.

CenterVue returned to The Ivy Group for guidance.

We reassessed the company’s requirements, realigned its leasing strategy, and helped it relocate to another Fremont property. The assignment also included assisting with the transition of the lease to the newly merged organization.

Beyond identifying space, The Ivy Group evaluated market rents and the company’s financial qualifications from the landlord’s perspective. That analysis helped shape the negotiation strategy and supported a longer-term lease structure with renewal capabilities.

Why Local Market Knowledge Matters in Commercial Leasing

Commercial leasing decisions are rarely based on rent alone.

A property may look attractive on paper but still create operational problems because of poor access, insufficient power, an inefficient office-to-warehouse ratio, restrictive zoning, or limited expansion options.

The same applies to lease negotiations. Asking rents and publicly available listings tell only part of the story.

Effective representation requires understanding the local market, landlord expectations, competing properties, tenant demand, occupancy costs, and the practical factors that can affect negotiating leverage.

That is especially important for international companies entering a market like Fremont for the first time.
