For EV, AI, robotics, and advanced manufacturing companies, leasing commercial space is rarely just about finding a building. That was the challenge facing Faraday Future.

The company knew the Bay Area was strategically important. It wanted access to top engineering and software talent, along with the broader innovation ecosystem that continues to make Silicon Valley a powerful location for technology businesses. At the same time, the company was still evaluating how its operations would develop and what kind of footprint would make the most sense.

This is where thoughtful commercial property lease strategies became essential.

Instead of recommending an immediate long-term commitment, The Ivy Group helped Faraday Future secure a sublease in San Jose as an initial step into the market. That approach gave the company a practical way to establish its presence with lower upfront cost, less exposure, and greater flexibility. It allowed leadership to move forward without overcommitting before the business was ready.

Later, as the company grew and its needs became more defined, the assignment evolved. Faraday Future required a much larger and more specialized facility of about 30,000 square feet, including office space, R&D areas, warehouse functionality, vehicle access, parking, and operational support tailored to an EV company.

Finding that kind of space in Silicon Valley is challenging. Structuring the lease correctly is just as important.

By the second assignment, the company had also transitioned from private to public. That meant more stakeholders, more internal review, and more pressure to ensure the real estate decision aligned with broader business goals. The Ivy Group’s role expanded beyond site selection. It became about advising on commercial property lease strategies that supported flexibility, growth planning, and clear decision-making at the executive and board levels.
