How should a multinational corporation approach commercial property leasing when entering Silicon Valley? What can AI help, and what can human CRE advisors do that AI cannot?

In Part 2 of this two-part series, Tim Vi Tran, SIOR, CCIM, shares the Xxentria Technology Materials Company case study and explains how business strategy, local market knowledge, and professional relationships can shape a successful commercial property leasing decision.

Xxentria is a Taiwan-headquartered manufacturer with operations in China, Mexico, New Jersey, and other markets. By 2022, the company wanted to establish a stronger West Coast presence.

Before contacting The Ivy Group, Xxentria had already spent several months working with a larger, better-known commercial real estate firm. Communication was slow, progress was limited, and the company felt its requirements were not being fully understood.

When The Ivy Group became involved, the commercial property leasing process started with understanding Xxentria’s business.

Where did senior leadership and employees live?

Where were customers and suppliers located?

How would the Bay Area operation fit into the company’s worldwide footprint?

What were the total occupancy costs?

Which location would best support recruiting, transportation, customer access, and long-term operations?

The Ivy Group evaluated Berkeley, Mountain View, Santa Clara, Sunnyvale, North San Jose, and Fremont.

Fremont ultimately offered the strongest combination of central Bay Area access, lower occupancy costs, transportation connectivity, access to three major international airports, and proximity to the region’s technical talent and advanced-manufacturing ecosystem.

This case study also highlights an important part of commercial property leasing that technology and AI cannot fully replicate.

The Ivy Group had already completed another lease in the same building. We knew the landlord and the landlord’s broker, and we understood how they approached rent, annual increases, security deposits, tenant improvements, concessions, lease structure, and financial qualifications.

That local experience helped The Ivy Group negotiate more intelligently while continuing to protect the confidentiality of other tenants and transactions.

Xxentria established its Fremont operation in 2022 and remains there today.

For multinational companies, commercial property leasing involves much more than identifying available space. The right location can affect recruiting, transportation, customer access, operating costs, employee convenience, and long-term business strategy.

AI can help organize information, compare markets, and identify publicly available properties. Experienced commercial real estate representation adds another layer through local market knowledge, private transaction experience, established relationships, negotiation strategy, and judgment.

For companies evaluating Silicon Valley, those factors can materially influence site selection, lease economics, and long-term operational success.

This episode offers a practical example of how commercial property leasing decisions can be improved when business requirements, market analysis, and local expertise are considered together.
