In 2015, The Ivy Group, led by broker Tim Vi Tran, was approached by Kuka Robotics, a global robotics manufacturer, to secure an industrial property in Fremont, CA near Tesla’s facility. This project became a standout example of commercial leasing for robotics companies.

The process began with a detailed client questionnaire to fully understand Kuka’s operational needs. The company required a single-floor warehouse with a minimum clear height of 18 feet, ample power supply, and a reinforced foundation capable of supporting robots weighing 2,000–3,000 pounds. When no existing foundation met these requirements, The Ivy Group arranged for specialized contractors to fortify the site.

Tim and his team identified an ideal space at the Kato Business Center, negotiated the letter of intent, and skillfully structured lease terms. By presenting Kuka’s strong financials, they persuaded the landlord to waive a corporate guarantee—a rare achievement in the industry. The Ivy Group also leveraged strong ties with the City of Fremont to expedite zoning permits, ensuring minimal delays.

Beyond the transaction, The Ivy Group added value by connecting Kuka with IT networking vendors to integrate systems between its Michigan headquarters, Fremont facility, and other locations nationwide.

Though Kuka’s expansion plans shifted—its robots were ultimately installed directly in Tesla’s factory—the project remains a textbook case of commercial leasing for robotics companies.
